According to Canadevi Yucatán, a positive trend for the sector will continue due to the demand for housing from people moving to Mérida.
One of the trends seen over the past five years is the demand for vertical housing, or apartments in buildings, said Sergei López Cantón, leader of the National Chamber of the Industry of Development and Promotion of Housing (CANADEVI) in Yucatán.
López Cantón noted that this type of housing generates a change in the paradigm of how Yucatecos live, accustomed to having a house with a patio and garden.
“By living in these buildings, it changes the paradigm of lifestyle where common areas are shared; however, one has even more amenities than what could be had in individual housing, but the cost or maintenance of all this is paid by everyone,” he said.
In an interview with the leader, he explained that these types of buildings have been well-received in the state and expects the trend to continue.
“We are not inventing the wheel; it’s a model of housing that has many decades of existence in other parts of the world, and what happens is that we’re finally perceiving it,” he said.
This type of project generates significant benefits for the city by intervening on a smaller land area.
“There are additional trends we’re seeing in the industry. One involves sustainability.”
High standards in Yucatecan real estate
Several projects in Mérida have obtained various certifications related to sustainability, and more projects are emerging with these characteristics, including banks offering specialized financing products for people who have acquired property in projects with these features.
“We predict that in the coming years, we will see even more of this type of project come onto the market,” said the leader.
Another significant trend is the incorporation of technology into the real estate industry, which can range from facilitating operations for developers to integrating with buyers or residents.
Sergei López also pointed out that development is occurring throughout the Mérida metropolitan area, both in the north and south, east and west.
The businessman reiterated that the Mérida metropolitan area has a very interesting dynamic “because we have activity in all four quadrants.”
Each area has its own particular vocation. For example, the eastern and southern areas are more focused on affordable housing, while the western area is geared towards medium-priced homes, and the northern area is for residential housing.
However, development is occurring throughout the Mérida metropolitan area, he emphasized.

“The demographic factor will play a role, and one of the most important factors is the population’s age structure. In Yucatán, it’s a reality that the economically active population is growing because we still have a large number of young people who are active in the workforce, rather than older adults or children. This factor also contributes to an increasing labor market, more formal employment opportunities, and a stronger internal market,” he said.
